01 The area in context
What is Andaman Island?
Andaman is the first 253-acre development phase within Seri Tanjung Pinang Phase 2, the next stage of the wider Seri Tanjung Pinang waterfront development on Penang Island’s north-eastern coast. It sits across the water from the established Seri Tanjung Pinang neighbourhood and next to the Gurney Bay waterfront area.
The island is planned as a long-term, mixed-use community rather than a single condominium project. Residential neighbourhoods are intended to sit alongside commercial, hospitality, leisure and public-realm components as the wider township develops progressively.
Some parts of Andaman are already taking shape, while other elements remain planned or proposed. Development components, delivery dates and final uses may change as approvals and implementation progress.

02 Location and connectivity
Connected to Penang’s established north-east.
Andaman’s position places it within the wider Gurney–Tanjung Tokong waterfront context. Exact travel times depend on route, traffic and the completion of planned connections.
Gurney Bay & Gurney Drive
Andaman lies beside the Gurney Bay waterfront area and opposite the established Gurney Drive city corridor, giving the island a close visual and urban relationship with this part of Penang.
Tanjung Tokong & Straits Quay
Seri Tanjung Pinang Phase 1, Tanjung Tokong and Straits Quay form the nearby established waterfront neighbourhood to the north-west, with homes, marina activity and everyday amenities.
George Town
George Town remains the island’s main urban and cultural centre to the south-east. Access is through Penang’s existing city road network, with journey conditions varying by time and route.
03 Master-planned waterfront living
A neighbourhood framework designed to unfold in stages.
The published direction for Seri Tanjung Pinang Phase 2 emphasises an integrated community, accessible waterfront areas and movement by walking and cycling. These ideas describe the planning vision; they do not mean every component is complete today.
Waterfront environment
Promenades, public spaces and coastal views are central to the envisioned island character.
Walkable neighbourhoods
Individual districts are intended to bring homes, daily activity and public spaces into a more connected setting.
Homes and hospitality
A range of residential and hospitality components is expected to emerge across different phases and districts.
Commercial and lifestyle uses
Retail, dining, leisure and workplace elements are proposed as part of the wider mixed-use community.
Walking and cycling
The planning framework includes pedestrian and cycling connections as part of an integrated transport approach.
Long-term development
Andaman should be understood as an evolving township whose final form will be delivered progressively.

05 Lifestyle and buyer fit
Who may find this area suitable?
Andaman may appeal to several buyer profiles, but the right fit depends on timing, lifestyle needs, budget and comfort with a neighbourhood that is still evolving.
Gurney and Tanjung Tokong lifestyle seekers
For people who want to remain connected to Penang’s north-eastern urban and waterfront neighbourhoods.
Waterfront master-plan buyers
For buyers interested in a planned island community with residential, public-realm and lifestyle components.
Owner-occupiers
For households evaluating the long-term liveability of a new district, not only the specifications of one building.
Long-term market observers
For investors prepared to assess planning progress, holding periods and market risks without assuming guaranteed returns.
International buyers
For overseas buyers considering Penang life and prepared to verify current state, legal and financing requirements independently.
A practical caution
The area may be less suitable for buyers who require a fully mature neighbourhood today or expect guaranteed capital appreciation or rental income.
